Built to modern climate-resilient standards, the properties at North Gate Park are designed around the “One Planet Living” sustainability framework. According to data published by joint development partner The Hill Group, the homes and non-residential facilities on the site are projected to achieve a 73% reduction in on-site carbon emissions compared to standard building regulations.

The site’s layout shifts the priority from private vehicles to active, healthy transit, incorporating:

  • Nearly 2,000 secure cycle parking spaces.
  • Dedicated pedestrian and cycle pathways connecting directly to nearby transport nodes, including Harringay Green Lanes station.
  • Electric vehicle charging infrastructure.
  • Strict low-car development guidelines limiting total on-site parking to just 167 spaces.

How Will the Wider Peabody Group Development Be Phased and Financed?

The North Gate Park project is a multi-stage project planned to run continuously through to its final completion date in 2031.

The first phase delivers 240 units, of which 94 are classified as affordable, alongside new commercial premises and initial open spaces. Succeeding phases (Phases 1B & 2) will build out the remainder of the 995 projected homes.

The masterplan, designed by Karakusevic Carson Architects, varies building heights from three to nine storeys across the 7.2-hectare site to optimize natural light and minimize structural impact on the surrounding Victorian terraced streets.

The commercial portion of the site is designed to ensure self-sufficiency, bringing retail spaces, creative affordable workspaces, a community café, and a centralized convenience store directly into the neighbourhood.

What Is the History and Background of the St Ann’s Hospital Site Redevelopment?

The origin of North Gate Park lies in the historical de-escalation of the St Ann’s Hospital site, which originally served as a late-Victorian fever and isolation facility opened in 1892.

Over the decades, as modern medicine reduced the necessity for large-scale isolation wards, large portions of the sprawling site in South Tottenham became redundant, though mental health services continued to operate on the eastern portion.

In 2018, recognizing the land’s immense potential for public housing, the Greater London Authority (GLA), under the direction of the Mayor of London, stepped in to purchase the surplus hospital land from the NHS for £27 million.

This strategic intervention was designed explicitly to prevent private developers from purchasing the land and building predominantly luxury, market-rate apartments.

By securing public control of the site, the GLA was able to mandate an exceptionally high affordable housing quota of 60%, far outstripping standard private developments in London which frequently target between 35% and 40%.

Following a competitive procurement process, the Mayor of London appointed the non-profit housing association Peabody Group (formerly Catalyst) as the primary master developer. In partnership with Karakusevic Carson Architects and housebuilder

The Hill Group, Peabody devised a landscape-led masterplan that sought to carefully integrate the site’s rich institutional history.

Instead of clearing the entire plot, the design preserves seven historic hospital buildings, including the iconic, structurally dominant Victorian water tower, which are being converted into functional workspaces, community hubs, and retail units.

The layout also preserves and significantly enhances the natural environment. The development features an expanded “Peace Garden,” which has been tripled in size to act as a public green space.

Crucially, the developers partnered with horticultural specialists from the Royal Botanic Gardens, Kew, to select native, climate-resilient flora designed to enhance local biodiversity and expand the neighbouring Site of Importance to Nature Conservation (SINC) by 50%.
