MT Finance expands commercial mortgage offering with new Owner Occupier Finance product

Specialist-finance provider, MT Finance, has launched Owner Occupier Finance, a new commercial mortgage product designed to help business owners purchase or refinance the premises they operate from.

The new offering gives brokers an additional funding option for clients looking to secure their business premises, refinance an existing property or release capital to support business growth.

The product provides five-year fixed-rate finance, with loans ranging from £100,000 to £3 million at up to 75% loan-to-value (LTV) for standard commercial sectors. For specialist sectors, borrowing is available up to £2.5 million at a maximum of 70% LTV.

Finance is available for property purchases and remortgages, with loan terms ranging from five to 30 years. Borrowers can choose between capital repayment and interest-only arrangements, subject to lending criteria.

Eligible applicants include individuals, limited companies, limited liability partnerships (LLPs) and business partnerships. Applicants must have at least two years of trading history, with affordability assessed using the business’s latest EBITDA.

The product covers a broad range of commercial property types. Standard sectors include healthcare, offices, retail, industrial, automotive, hospitality and childcare, alongside holiday lets operated as a business and assessed using holiday-let income.

Specialist sectors include education, leisure, pubs and gyms, with certain property types, including C3B, considered by referral.

Gareth Lewis, deputy chief executive at MT Finance, said:

“The market is evolving and the demand for owner occupier finance has continued to grow as more business owners look to secure or refinance the premises they operate from.

“This launch allows brokers to support these ambitions with a straightforward funding solution that can accommodate a wide range of sectors while providing certainty through a five-year fixed rate.”

Marylen Edwards, director of mortgages at MT Finance, said broker feedback had highlighted the need for a product that supports business owners looking to purchase or refinance their trading premises.

She added: “Owner occupier finance gives them access to a flexible solution. We are excited about this launch and looking forward to supporting the intermediary community in this way.”

The launch adds to MT Finance’s existing commercial mortgage range, providing brokers with another option for clients seeking finance secured against the premises their businesses own or occupy.

MT Finance was founded in 2008 by co-founders Joshua Elash and Tomer Aboody. Established initially as a bridging finance lender, the business has grown to become a specialist property finance provider, supporting brokers, property investors, landlords and business owners across the UK.

The company offers a range of funding solutions, including bridging loans, buy-to-let mortgages and commercial mortgages. Its lending supports a variety of property-related needs, from short-term funding for purchases and refinancing to longer-term finance for investment properties and commercial premises.

MT Finance focuses on providing flexible lending options and assessing applications according to individual circumstances, with its products distributed through intermediaries.
