Camden (North London News) July 25, 2026, has forward sold 136 affordable homes in Camden to Clarion Housing Group, in a deal that will put all of the homes into social rent. The agreement spans three separate north London sites and comes as both organisations point to the borough’s pressure on housing supply.As reported by Property Week, Arada London has agreed to sell the homes before completion, allowing Clarion to take them into its affordable housing portfolio.

The homes are spread across 100 Avenue Road, 100 Chalk Farm Road and Jamestown Road, all in Camden. The move gives the developer a route to secure delivery while giving the housing association long-term control of the units.

Where are the homes being built?

At 100 Avenue Road, Arada is delivering 79 affordable homes as part of a larger scheme of 172 one-, two- and three-bedroom apartments near Regent’s Park and Hampstead Heath. Construction is already under way at that site, with completion planned for summer 2028.

At 100 Chalk Farm Road, 30 homes are included in the transaction. That development sits within the Regent’s Park Canal Conservation Area and also includes student accommodation with 240 beds and 7,750 sq ft of ground-floor commercial space across three buildings, due in spring 2028.

The final 27 homes are at Jamestown Road, which is part of Arada London’s joint venture with 4c Hotel Group. That scheme also includes student accommodation with 179 beds and 3,000 sq ft of commercial space, with completion expected in early 2028.

Jonathan Seal, chief executive of Arada London, said the partnership with Clarion means

“three of our development sites take a significant step forward”

and will provide new housing in a borough facing an “urgent shortage of supply.” He also said Arada’s integrated model, from masterplanning and design through to construction, helps position the company as a partner that can deliver “at speed and scale.”

Richard Cook, chief development officer at Clarion, said the deal will deliver 136 new social rent homes for Camden.

He added that there is an urgent need for more genuinely affordable housing across London and that partnerships like this are important for increasing supply. Cook also said Clarion’s long-term stewardship is aimed at keeping the homes affordable for generations.
