Edmonton (North London News) August 3, 2026 – Enfield Council has given the green light to a major affordable housing scheme beside North Middlesex University Hospital, with the proposal now moving towards completion of a Section 106 agreement before construction is expected to begin later this year. The council unanimously resolved to grant planning permission for the partnership-led development, which will deliver more than 300 homes on land next to the hospital.

The project is being brought forward by Vistry in partnership with landowner GLA Land and Property, affordable housing partner Hyde and the Royal Free London NHS Foundation Trust. Vistry secured the role through a competitive procurement process run by GLA Land and Property. The company’s managing director for East London, Kevin Delve, said the approval showed how public sector partnerships could unlock difficult brownfield sites to accelerate affordable housing delivery.

The scheme still needs to complete a Section 106 agreement before work can begin. After that process is finished, construction is expected to start later this year.

The planning decision means the project can now move from approval to the legal and delivery stage, which usually sets out obligations linked to infrastructure, affordable housing and community benefits. Enfield Council’s planning process also states that planning committee decisions are supported by officer reports and may be subject to planning obligations under Section 106 agreements.
