Barnet (North London News) August 17, 2026 — SNG (Sovereign Network Group) has officially exchanged contracts with developer Related Argent to construct an additional 82 social rent homes within the £8bn Brent Cross Town regeneration masterplan in the London Borough of Barnet. The new residential units are being delivered under a Section 106 agreement and will occupy the final parcel of land in the scheme’s Market Quarter, marking the third major phase of the overarching 180-acre project being spearheaded by Related Argent alongside Barnet Council.

This latest transaction expands SNG’s presence at the North London development, building upon an earlier contract to construct 50 social rent units. Together with 120 affordable properties managed by housing provider L&Q, all 132 SNG homes will be directly allocated to local residents on Barnet Council’s housing waiting list. Financial backing for the project includes allocations from the Greater London Authority (GLA) Affordable Homes Programme 2021–2026. Once completed, the wider Brent Cross Town masterplan will encompass 6,700 homes, three schools, 50 acres of green space, eight public squares, retail offerings, and 3 million square feet of commercial office space.

What design features and apartment mixes will the new Market Quarter homes provide?

As detailed by industry media covering the agreement, all 82 units inside the final Market Quarter plot will be constructed as self-contained apartments. To address urgent demographic needs within the local authority, around one-third of the new build will comprise three-bedroom family units, while the remainder of the allocation will consist of a combination of one- and two-bedroom flats.

Every flat will include private external amenity space via either a dedicated balcony or a terrace. Furthermore, approximately 10 per cent of the total floor plans have been configured to full wheelchair-accessible standards. Occupants will also have access to secure ground-floor private amenity gardens reserved for SNG residents, alongside doorstep play facilities situated in the public realm adjacent to the new Neighbourhood Square.

How do key stakeholders view this expansion of social housing in Barnet?

According to reporting on the transaction, executive leadership across the partner organisations underscored the importance of delivering genuinely affordable housing amid wider capital delivery challenges.

Speaking on behalf of the housing provider, Matt Bird, Regional Managing Director for London and East Region at SNG, stated that:

“Our purpose is to provide good, affordable homes so we’re delighted to be partnering with Related Argent and Barnet Council to deliver these apartments for social rent.”

Highlighting the scope of the joint venture, Tom Goodall, Chief Executive Director of Related Argent, noted that:

“This partnership with Sovereign Network Group… demonstrates our ongoing commitment to create a genuinely mixed, multi-generational and multi-tenure community at Brent Cross Town.”

Goodall added that:

“At a time when the delivery of genuinely affordable homes in London is proving such a challenge for all parties, we are delighted to have worked with the GLA, Barnet Council and SNG to bring forward these much-needed new social rented homes.”

Representing city administration, Tom Copley, the Deputy Mayor of London for Housing and Residential Development, stated that:

“This partnership between City Hall, Related Argent, Barnet Council and SNG embodies the Mayor’s mission to deliver more high-quality, genuinely affordable homes across the capital, helping to make London a better, fairer place for everyone.”

Background of this development

The Brent Cross Town project represents the largest urban development and regeneration initiative ever undertaken by Barnet Council. Spanning 180 acres of former industrial and underutilised land, the ÂŁ8bn masterplan is being delivered via a joint-venture partnership between Barnet Council and developer Related Argent.

The wider project was initiated to create a carbon-net-zero park town built around sustainable transport hubs, notably supported by the opening of the Brent Cross West Thameslink station, which connects the district to central London in 12 minutes. SNG’s expansion in the Market Quarter follows its initial contract for 50 units in late 2024, designed by dRMM Architects and connected to the town’s electric-only district heating network. The integration of social housing provider partnerships forms a statutory component of the scheme’s Section 106 obligations, designed to ensure that large-scale private regeneration directly delivers low-cost housing options for the surrounding community.

How will this development affect local residents and the housing sector?

For residents in the London Borough of Barnet—particularly those currently housed in temporary accommodation or listed on the council’s housing needs register—this development directly increases the supply of long-term, genuinely affordable accommodation. The specific emphasis on three-bedroom units offers crucial relief for multi-generational families who face disproportionate squeeze in the private rental market.

For the broader property and construction sector, the exchange of contracts between Related Argent and SNG provides a positive signal during a period marked by persistent economic pressures and slowing housing association starts across Greater London. By successfully combining public funding from the GLA’s Affordable Homes Programme with private developer delivery, the model demonstrates how housing associations and master developers can maintain social housing pipelines within multi-billion-pound regeneration schemes.
